Real estate marketing that fills site visits, not just spreadsheets

Property buyers research for months, compare projects and trust almost nobody. We build the visibility, project pages and follow-up that turn that research into booked site visits.

[ In short ]

What is digital marketing for real estate?

Real estate digital marketing helps builders, developers and brokers reach people actively looking to buy or rent property, using Google Search and Meta ads, project landing pages, property portals, content and WhatsApp follow-up, measured by qualified leads, site visits and bookings rather than raw lead counts.

Real estate leads are expensive and easy to waste. A buyer who fills a form on Friday night has usually filled three others; whoever calls first with clear answers on price, location and possession date wins the site visit. Good real estate marketing combines precise targeting with very fast, well-organised follow-up.

Common growth problems for real estate

  • Leads are cheap but most are unreachable, unqualified or just browsing.
  • Sales teams call late, call twice or lose track of who visited.
  • Project pages do not answer price, location, amenities and possession date clearly.
  • Portal leads and ad leads sit in different places with no single view.
  • Creatives miss the RERA registration details or overpromise.

[ Our playbook ]

How we grow real estate

  1. 01

    Know the project

Buyer profile, price band, location advantages and the questions buyers ask before visiting.

  2. 02

    Build the landing page

One focused page per project or phase, with RERA number, plans, pricing guidance and a clear call to action.

  3. 03

    Run qualified demand

Google Search for active buyers and Meta for discovery, with questions that filter out casual browsers.

  4. 04

    Follow up and track visits

Leads reach the right person within minutes; we report on site visits and bookings, not just leads.

Real estate advertising has RERA rules

Property advertising in India is regulated. We build every campaign and page so it stays within the rules from the first draft.

  • Under the Real Estate (Regulation and Development) Act, 2016, a promoter cannot advertise or market a registrable project before it is registered with the state RERA authority.
  • Advertisements for registered projects must show the RERA registration number and the authority’s website address. In Tamil Nadu that is the Tamil Nadu Real Estate Regulatory Authority (TNRERA).
  • Claims about returns, appreciation, approvals or possession dates must be accurate and backed up; misleading claims can also breach the ASCI code.
  • Lead data collected through forms and calls is personal data under the DPDP Act, 2023. Our DPDP checklist for marketers covers consent and notices.

Real estate marketing questions, answered

Still unsure? Ask us directly, or browse all our answers.

Which works better for real estate, Google Ads or Meta Ads?

Both, for different jobs. Google Search reaches people actively searching for property in a location and budget, so leads tend to be more serious. Meta reaches a wider audience at a lower cost per lead and is strong for launches and retargeting, but needs qualifying questions and fast follow-up.

How do we improve real estate lead quality?

Ask a qualifying question or two in the form (budget, timeline, location), call within minutes, send the brochure and location on WhatsApp straight away, and feed back which leads visited so the campaigns optimise for real buyers.

Should we list on property portals too?

Often yes, as portals carry high-intent buyers. Treat them as one source among several, track their leads in the same CRM and compare cost per site visit across portals, Google and Meta.

Do you work with brokers as well as developers?

Yes. For brokers we focus on local search, Google Business Profile, listings pages and WhatsApp follow-up; for developers on project launches, landing pages and site visit campaigns.
